Survival in Rust just got a little more bureaucratic. Facepunch Studios has released the Common Ground update, introducing a property management system that forces players to navigate the perils of landlord-tenant relations while trying to stay alive on the island.

Players can now rent apartments within a new complex, with three tiers of rooms available ranging from basic starter squats to more upscale penthouses. Each unit comes equipped with essential survival tools like a workbench, bed, and stove, though the quality and quantity of furnishings improve at higher rental tiers.

The Cost of Shelter

Securing a roof over your head isn't just about the initial move-in. The system mandates a daily payment of scrap, which must be fed into the intercom located at the front door of your unit every 24 hours. Facepunch has made the consequences for missing a payment clear: you will be evicted, and all of your items currently stored in the room will be seized.

Even if you are a model tenant, your belongings aren't entirely safe. Other players on the server can hunt for a master key hidden somewhere on the island. Once in possession of the key, burglars can lean on a security guard for information regarding which rooms are worth targeting. If you're planning on staying in the complex, keeping a weapon or a heavy rock under your sofa is highly recommended.

Setting Up Shop

For those looking to trade, the update also adds rentable shop stalls within the complex’s market. Opening a shop requires a non-refundable upfront scrap fee and a recurring hourly scrap cost. To begin operations, you must have enough scrap on hand to cover at least 12 hours of rent.

The market introduces a competitive dynamic: once a shop has been active for six hours, it becomes vulnerable to a hostile takeover. If another player claims your stall, the rent and upfront costs increase by a multiplier, starting at 2x. This process continues to escalate (3x, 4x, and so on) each time a shop is seized, until a player eventually runs out of scrap and the shop costs reset.

Additional Changes

Beyond the new rental mechanics, the Common Ground update includes a new clan system and adjustments to resource gathering rates. For players utilizing the game's Softcore mode, raids are now restricted to a specific window between 6 PM and 9 PM. You can review the full patch notes while hiding out in your new apartment, provided your rent is paid up for the day.
